Relocating to Northern Colorado
Moving to Northern Colorado? I'd Love to Help You Land in the Right Place.
I moved to Fort Collins when I was 18 years old, knowing almost nobody, with a car full of stuff and a lot of hope. Over 20 years later, I'm still here — and I haven't regretted it for a single day. This place has a way of getting into your heart.
If you're relocating to Northern Colorado from out of state — or even just from another part of Colorado — I know exactly how much is riding on this decision. You're not just buying a house. You're choosing a community, a commute, a lifestyle. You're deciding where your kids will grow up, where you'll grab coffee on Saturday mornings, where you'll find your people.
That's a big deal. And I take it seriously.
What Makes Northern Colorado Different
People move here for a lot of reasons — a job at CSU or UCHealth, a transfer to one of the big employers along the Front Range, a desire to trade traffic and crowds for mountains and trails. What they don't expect is how quickly this area starts to feel like home.
Northern Colorado has a character all its own. It's not Denver. It's not a suburb pretending to be a city. Fort Collins has a thriving downtown, a nationally recognized craft beer scene, world-class cycling, and a university-town energy that keeps it young and creative without feeling hectic. The surrounding communities — Loveland, Windsor, Timnath, Wellington, Severance — each have their own personality and price point, and together they make up one of the most livable stretches of Colorado you'll find.
The mountains are right there. The plains stretch out to the east. And the people — in my experience, anyway — are genuinely kind.
Finding the Right Community for You
One of the first things I do when working with relocating clients is help them understand the differences between the communities in this area. Because "Fort Collins" is often just the shorthand people use, but where you actually end up living matters a lot.
Fort Collins
The heart of Northern Colorado. Walkable Old Town, miles of trails, a lively arts and food scene, and a wide range of neighborhoods from established midtown areas to newer construction on the edges of town.
Loveland
A little more spread out, a little more relaxed. Great access to the foothills and Horsetooth Reservoir. Often more affordable than Fort Collins with a tight-knit community feel and its own growing arts scene.
Windsor & Timnath
Fast-growing communities with newer construction, larger lots, and a quieter pace. Popular with families. Windsor straddles both Larimer and Weld County, which can affect property taxes significantly.
Wellington & Severance
Small-town Colorado at its best. Affordable entry points, wide open space, and a strong sense of community. A great option if you work remotely or don't mind a short commute into Fort Collins.
The "right" community really depends on your priorities — commute, price point, lot size, school district access, proximity to trails and outdoor recreation. That's exactly the kind of conversation I love having early, before you've fallen in love with a home in the wrong zip code.
A note on Weld County vs. Larimer County: Several communities in this area — including parts of Windsor and Severance — sit in Weld County rather than Larimer. Property tax rates can differ meaningfully between the two. It's worth understanding which county a home is in before you make an offer. I'll always walk you through this.
How I Help Relocating Buyers
Buying a home from a distance is genuinely hard. You can't just pop by for a second showing. You're making big decisions based on photos, video tours, and gut instinct — and you need someone on the ground who will tell you the truth, not just what you want to hear.
Here's what working with me looks like when you're relocating:
- A real conversation about your priorities first. Before we talk about any specific home, I want to understand your life — your commute, your budget, what matters to your family, what you're hoping to leave behind. That shapes everything.
- Honest neighborhood guidance. I've lived here for over two decades. I know which streets flood, which neighborhoods have HOA challenges, and where new development is coming that could affect your view or your commute. I'll share all of it.
- Video tours and detailed walkthroughs. If you can't be here in person, I'll walk through homes with you on video, narrating what I'm seeing in real time — not just the good stuff, but the things that would give me pause if it were my own purchase.
- Coordination with your timeline. Relocation timelines are often non-negotiable. Whether you have 30 days or six months, I'll work backward from your move date and make sure we're set up to close on time.
- Connections to make your move easier. Moving to a new place means starting from scratch on every service — lenders, inspectors, contractors, movers. I have a vetted list of people I trust, and I'm happy to share them.
- One visit to see it all. If you're planning a house-hunting trip, let's make the most of it. I'll curate a list, schedule strategically, and make sure you leave with enough information to make a confident decision.
The Part Nobody Talks About
Relocating is exciting. It's also exhausting and, sometimes, quietly terrifying. You're leaving your network, your routines, the coffee shop where they already know your order. You're starting over in a lot of ways at once.
I don't think that gets acknowledged enough. Before I was in real estate, I spent years in social work, supporting people through difficult transitions. That background shapes how I show up for every client — but especially for relocating buyers, who are carrying a lot more than just a moving checklist.
My job isn't just to find you a house. It's to help you feel confident about the decision you're making, and genuinely excited about what's ahead. Northern Colorado is a wonderful place to put down roots. I'd love to help you find yours.
